The venue was Kasih Sayang Hill Resort on Kokol Hill. The event was the BTR BootCamp, hashtag #TerpaksaKaya. My slot was the AI block inside their team retreat, so I had roughly half a day and a room of sixteen.
This was not a room of beginners hiding from technology. Property agents are professional communicators. They pitch every day. They handle objections for a living. If content were only about confidence, they would already be winning.
So I did not open with tools. I opened with the line they run on: post consistently, or the phone stops ringing. Everyone in that room knew it. Almost nobody was doing it.
The reason consistency dies is not laziness
Ask an agent why they stopped posting and you get the same shape of answer. Not enough time. Ran out of ideas. Not sure what to say. Waiting until the plan is ready.
That last one is the real killer. Planning feels like work. It is safe, it is private, and nobody can judge a plan. A week disappears into planning and theory and nothing gets published at the end of it.

So the goal for the morning was never to teach them AI. It was to remove the gap between having an idea and having it live.
What actually shocked the room
The moment things changed was a speed moment. A post, finished, in about ten minutes. Angle, hook, full caption, and what to shoot for it.
That number only lands if you know what it replaced. For them it replaced a week. A week of planning, of theory, of "let me think about my content strategy first". Same output. Different unit of time.
And that is when the mood in the room flipped from polite interest to laptops open.
Then everyone hit the same wall
Here is the part a brochure would leave out. Once the tool was ready, most people froze. Not on the prompt. On themselves.
Who do you serve. What do you actually stand for. How do you sound. What do you want people to think when your name appears.
A room of professional salespeople, and describing themselves was the hardest question of the day. That is not a criticism of them. It is the honest bottleneck for almost everyone.

You cannot brief a machine on a person nobody has described yet. So we stopped trying to write, and we did something easier.
The fix: let the AI interview you first
Instead of asking people to fill in a blank brand document, I had the AI ask them the questions. One at a time. A blank page turns into a conversation, and everyone can answer a conversation.
Paste this into a fresh chat before you build anything.
Before you write anything, interview me. Ask me one question at a time and wait for my answer. Keep going until you could describe my business better than I can. Cover: who I sell to, what I actually do all day, what I am tired of explaining, what makes me different from others doing the same job, and what I want someone to think when they see my name. When you have enough, write me a system instruction for a content department, using my own words. Then show it to me.
That single move is what got sixteen people unstuck. The output is not a plan. It is the raw material for the department you are about to build.
Build the department: one project, three parts
The department is not a folder of prompts and it is not ten AI tools. It is one ChatGPT Project with a system instruction loaded into it. Simple on purpose, because a system that only the tech-savvy person in the team can use is not a system.
- Open ChatGPT and create a new Project.
- Name it after the job, not the tool. "My Content Department" is fine.
- Open the project instructions and paste in your role, rules and examples.
- Work inside that project from now on. Every chat starts already knowing you.
Role
Who it is, and who it works for. One short paragraph. This is what stops the generic output everyone complains about.
Rules
How it must write, and what it must never do. Be blunt. The rules are where your standards live.
Examples
Two or three of your real past posts, pasted in whole. Nothing teaches voice faster than your own writing. If you have never posted, use how you actually talk to a client in WhatsApp.
Here is a filled-in one for a property agent. Copy the shape, replace the content with yours.
ROLE You are my content department. You work for me, a property agent in Kota Kinabalu, Sabah. In one chat you do four jobs: strategist, copywriter, editor and art director. RULES - Write the way I talk. Short sentences. No jargon. No hype. - Never invent a client story, a number, a testimonial or a result. This is the part people get wrong. They open a chat for ideas, another for the caption, another for the visual. Then they lose track and stop.
One chat is the department. You say the topic, and it comes back with the angle, the hooks, the copy and the visual brief together, in one pass. That is why it feels like a team instead of a writing tool.
It also means the thread gets smarter about you as you use it. Correct it once and the correction sticks for the rest of the conversation.
What sixteen property agents chose to post
Once the departments were running, the room picked what to actually publish. It was not listings.
- Personal brand. Who they are, why they do this work.
- Behind the scenes. The parts of the job nobody sees.
- Story. Real moments, told properly.
- One shared topic. The whole team agreed to post around #TerpaksaKaya, the bootcamp's own theme.
That choice is smarter than it looks. Every unit in a listing photo looks like every other unit in a listing photo. The one thing on that hill nobody else can copy was the sixteen people standing on it.

Apa yang betul-betul kejutkan bilik itu
Detik semuanya berubah adalah detik kelajuan. Satu post, siap, dalam lebih kurang sepuluh minit. Sudut cerita, hook, caption penuh, dan apa yang perlu dishoot.
Angka itu hanya bermakna kalau anda tahu apa yang ia ganti. Bagi mereka, ia ganti seminggu. Seminggu merancang, berteori, "biar saya fikir strategi kandungan saya dulu". Output sama. Unit masa lain.

Penyelesaiannya: biar AI temu bual anda dahulu
Daripada suruh orang isi dokumen jenama yang kosong, saya biar AI yang tanya soalan. Satu demi satu. Muka surat kosong bertukar jadi perbualan, dan semua orang boleh jawab perbualan.
Sebelum awak tulis apa-apa, temu bual saya dahulu. Tanya satu soalan pada satu masa dan tunggu jawapan saya. Teruskan sehingga awak boleh terangkan perniagaan saya lebih baik daripada saya. Kena tanya: siapa pelanggan saya, apa saya buat sepanjang hari, apa yang saya penat asyik terangkan, apa yang bezakan saya daripada orang lain dalam kerja sama, dan apa yang saya nak orang fikir bila nampak nama saya. - Namakan ikut kerjanya, bukan ikut tool. "Jabatan Kandungan Saya" pun cukup.
- Buka project instructions dan tampal peranan, peraturan dan contoh anda.
- Mula sekarang, kerja dalam projek itu. Setiap chat sudah kenal anda.

Satu chat itulah jabatannya. Anda sebut topik, ia balas dengan sudut cerita, hook, ayat penuh dan brief visual sekali gus. Sebab itu rasa macam ada pasukan, bukan sekadar tool menulis.
Apa yang enam belas ejen pilih untuk post
Bila jabatan masing-masing sudah jalan, bilik itu pilih apa yang nak diterbitkan. Bukan listing.
- Jenama peribadi. Siapa mereka, kenapa mereka buat kerja ini.
- Di sebalik tabir. Bahagian kerja yang orang tak nampak.
- Cerita. Detik sebenar, diceritakan dengan betul.
- Satu topik sepasukan. Semua setuju post sekitar #TerpaksaKaya, tema bootcamp itu sendiri.
Pilihan itu lebih bijak daripada yang kelihatan. Setiap unit dalam gambar listing nampak sama dengan unit lain dalam gambar listing. Satu-satunya benda atas bukit itu yang orang lain tak boleh salin adalah enam belas orang yang berdiri di atasnya.
Berhenti merancang. Mula post.
Kalau anda ambil satu perkara sahaja daripada pagi itu, ambil yang ini. Halangannya bukan tool, bukan algoritma, bukan kamera. Halangannya adalah seminggu merancang yang berdiri antara satu idea dan satu post yang terbit.
Bina jabatan itu hari ini. Biar ia temu bual anda. Tampal peranan, peraturan dan contoh anda. Kemudian terbitkan sesuatu sebelum tutup laptop, walaupun kasar.
Kasar dan terbit menang atas licin dan hanya dirancang. Setiap minggu.
